Woburn has one shop on the Cannabis Control Commission's Where to Buy list, Sanctuary Medicinals at 130 Commerce Way, and the Commission marks it Medical only. The tracker records an adult-use ban, the same split Danvers has. That makes Woburn a medical-card town: a registered patient can shop in town, anyone else drives out. Peabody is about 17 minutes away.
| Shop (as the Commission lists it) | Address | License type on the list |
|---|---|---|
| Sanctuary Medicinals | 130 Commerce Way, Woburn, MA 01801 | Medical |
To buy at a Medical entry you show a Massachusetts medical registration and a valid ID. The Commission's separate open license file, updated October 22, 2026, shows one active Marijuana Retailer license and one Medical Marijuana Treatment Center in Woburn, both at 130 Commerce Way, which agrees with the sheet. The same company holds a medical shop in Danvers and an adult-use row in Saugus. The list has no date, so check with the shop before you drive.
Closest to Woburn City Hall, by straight line and not by road: Kush Groove (Cambridge), Trinity Naturales (Chelsea), Prolific (Boston) and New Dia Fenway (Boston). Each is on AC's partner list as of October 31, 2026 and had an AC order within the 90 days before this page was built. Menus change, so check before you go.

The Municipal Zoning Tracker, read October 31, 2026, gives Woburn adult-use "Ban in place", delivery "Delivery permitted" and social consumption "No zoning in place". The Commission describes a ban as a municipality that has enacted zoning ordinances or bylaws prohibiting all types of Marijuana Establishments.
A medical dispensary holds a different license from an adult-use shop, which is how a medical shop is listed in a town with an adult-use ban. The tracker calls itself a general guide and gives no bylaw text, so the Woburn town clerk is the source for what a street or a business may do.
The Census Bureau estimated 43,895 residents in Woburn on July 1, 2024 (an estimate, not the 2020 count). It covers 12.7 square miles of land and 0.3 of water.
Anderson/Woburn is the MBTA commuter rail station in Woburn, on the Lowell Line.
The medical card process is the same everywhere in Massachusetts: a certifying provider, a PIN by email, then registration with the Commission, which charges nothing.
From Woburn City Hall on Common Street to 25 Newbury Street the router gives about 11 miles and about 17 minutes by car in light traffic. Take Main Street (Route 38) to I-95 and Route 128 north, then US 1 north on Broadway, which becomes Newbury Street in Peabody.
From the shop on Commerce Way the trip is similar in length. The two stores are different services: Advanced Dispensary will serve registered medical patients and caregivers only.
The Commission marks it Medical.
The tracker entry for adult-use reads "Ban in place".
Advanced Cultivators (AC) grows in Lowell, Massachusetts, under cultivation license MC283314. Advanced Dispensary, its medical dispensary at 25 Newbury Street on US Route 1, is being renovated for registered patients and caregivers. Woburn readers who already shop at a medical dispensary are the audience for the Peabody store. No opening date has been announced; the patient list on the Peabody page hears first.

The shop list was copied on October 23, 2026; the zoning tracker, license counts and drive times were read on October 31, 2026; the population, area, station and park facts were read on November 1, 2026. The Commission publishes the shop list and the tracker without an updated date and says to confirm details with the town.
Shop names, addresses and tracker entries are copied from public records. This page does not rank shops, give medical or legal advice, or make any claim about health.
